The Role of Planning Development Services
Planning Development Services houses both Planning and Building. Planning oversees development control and zoning as well as long range community planning.
Planning Services
To provide planning advice and guidance to Municipal Council, Municipal Staff, local property owners, residents of The Municipality of Port Hope and property developers on the use of land within The Municipality of Port Hope as affected by:
The Ontario Planning Act, Port Hope Official Plan, the Zoning By-law including:
- zoning compliance letters
- verbal and/or written replies to inquiries from Municipal Council, Municipal Staff and the general public
- comments on Committee of Adjustment severance and variance applications
- development proposals in adjacent municipalities
- municipal re-structuring proposals and municipal planning authorities
- testimony at Ontario Municipal Board (OMB) hearings
Policies issued by senior levels of government and outside agencies land use related issues not covered by the Ontario Planning Act (e.g.: signs and municipal land sales) to oversee the administration of the land use development process in accordance with the Ontario Planning Act including the processing of applications to:
- amend the Port Hope Official Plan
- amend the Zoning By-law
- approve a Plan of Subdivision
- approve a Site Plan
To establish and maintain current and relevant planning documents for the Municipality of Port Hope including:
- the preparation of a new comprehensive zoning by-law
- the monitoring of the Walton Street Heritage Conservation Plan
To maintain a PC-based municipal data collection system involving a wide range of municipal databases (e.g.: vacant land inventory, property ownership, range of housing types).
Building Services
The Building funcation oversees permit applications andissuance,conducts inspections in accordance with the Ontario Building Code and the Municipality of Port Hope Zoning By-law as well as other applicable laws and regulations to ensure the standards for construction and plumbing are consistent throughout the Province. Building also oversees property standards and zoning by-law compliance.
