August 2026 Update - 121 Cavan Street Debris Removal (Former File Factory)
Beginning August 17 (weather permitting), residents will see Cliffshore Excavating & Paving working at 121 Cavan Street removing the building remnants and fire-related debris. This work is expected to take approximately two weeks. During this time, there may be temporary lane disruptions and increased truck traffic in the area. This work is being completed alongside PHAI activities in the area, so drivers and pedestrians are asked to exercise caution when travelling nearby.
In July 2024, a fire occurred at this property and cleanup work was completed in August 2025. In June 2026, a second fire occurred on the site, resulting in extensive damage. After Fire and Emergency Services suppressed the fire, Municipal Enforcement staff issued an order to have the property remediated. Since this work was not completed within the prescribed timeframe, Council approved the clean-up of the property at their July 2026 meeting. The Municipality has now retained a contractor to carry out the necessary remediation. This work will proceed at the owner's expense.
Thank you to the community for your continued patience and understanding regarding 121 Cavan Street as this important work moves forward.
